Practical self-storage advisory for owners, investors, developers and operators
Storeinn advisory supports owners, investors and operators with self-storage feasibility, concept, layout, pricing, operating model and platform decisions. Advisory is deliberately separate from your own legal, tax, valuation and financial advisers, and results in concrete decision material.
Storeinn Advisory is hands on consulting for self-storage. We help you assess a property or a platform, define the concept, plan a conversion or a new facility, prepare operations and technology, and support the launch or the improvement of an existing site. Scope, geography, deliverables and timing are agreed for each engagement.
Storeinn Advisory provides operational and property related consulting. It is not regulated financial, investment, legal, tax or valuation advice, and it does not replace your own advisers or your own due diligence.
Who Advisory is for
Four situations where an experienced self-storage view usually saves time and avoids expensive detours.
Property owners exploring self-storage
You have a building or a site and want to understand whether self-storage is a realistic use, what it would require and what the practical alternatives are.
Investors evaluating a project or platform
You are looking at a project, a facility or an existing platform and want an operational and property view on the concept, the assumptions and the execution risk.
Existing operators needing an upgrade
You run one or more facilities and want to review the concept, unit mix, operating model, organisation or technology before making changes.
Developers preparing a conversion or new build
You are planning a conversion or a new facility and need self-storage specific input into layout, unit mix, technical solutions and the operational setup.
Advisory services and what you get
Six areas that can be combined or used separately. Every engagement starts from what you actually need.
Property and market assessment
We review the property or site together with the local context, competition, access, visibility and the practical constraints of the building.
Concept, unit mix and customer proposition
We work through who the facility should serve, which unit sizes and products fit the demand and the building, and how the offer should be positioned.
Technical and conversion planning
We support the technical planning of a conversion or a new facility: layout logic, flows, access solutions, security and the requirements a storage use places on the building.
Operating model and organisation
We define how the facility should be run day to day, what is handled centrally, what has to happen on site and which routines and roles are needed.
Technology and Inntello readiness
We review the systems needed for booking, digital access, administration and monitoring, and what it takes to be ready to run on the Inntello platform.
Launch, handover or operational improvement
We support the preparation of an opening, a handover between parties, or a structured improvement programme for a facility already in operation.
What is included and what stays with you
A clear boundary from the first meeting makes an engagement easier for everyone.

How an advisory engagement runs
Five steps, so both sides know what is being decided and when.
Initial brief
A first conversation about the property or platform, where you are in the process, what you want to decide and what a useful outcome would look like.
Assessment
We review the material, the property or the existing operation and the relevant context, and ask for what is missing.
Recommendation and scope
We present our findings and recommendations, and agree the scope, deliverables, geography, timing and commercial terms for any further work.
Implementation support
Where agreed, we support the practical work: concept, planning, operating setup, technology preparation and coordination with your other advisers and suppliers.
Handover or follow up
We hand over the documentation and the plan, and agree whether there is follow up, a review point or continued involvement.
The length and depth of each step depend on the property, the material available and the scope you decide on.
What you receive
Realistic deliverables that support a decision. The exact set is agreed for each engagement.
Assessment
A documented view of the property, project or platform and how it works as self-storage.
Recommendations
Clear recommendations, including where we would advise against a direction and why.
Action plan
The concrete next steps, in the order that makes sense, with the open questions listed.
Operating concept
How the facility is intended to be run, with routines, roles and the split between central and site work.
Implementation roadmap
The sequence from decision to launch or improvement, including technology and system readiness.
Agreed reporting
The format and interval for updates during the engagement, agreed before the work starts.
How Advisory relates to our other services
An advisory engagement can stay entirely on its own. It can also lead to a longer relationship, but nothing follows automatically.
It can lead to an operating mandate
If you want an operator afterwards, Storeinn may be one option. That is a separate agreement, decided separately.
It can lead to a property partnership
If the property suits a partnership model, that dialogue can be opened. It is never a condition for the advisory work.
It can lead to an investment dialogue
A project may become relevant for a capital conversation. Any such dialogue is separate and subject to its own process.
Advisory does not commit Storeinn to operate or invest in your project, and it does not commit you to using Storeinn for anything further.

Questions about Storeinn Advisory
At what stage should we contact you?
As early as an idea. It is usually cheapest to test whether self-storage works for a property before design, purchase or conversion decisions are locked in. We also come in later, for facilities already in operation.
Which property types do you look at?
Buildings and sites that can realistically be used for storage, such as warehouses, industrial buildings, retail units, basements, offices being repurposed and new build projects. Part of the assessment is telling you when a property is not suitable.
Which geographies do you work in?
Storeinn is a European operator led platform with Nordic roots. Whether we can take on a specific engagement depends on the location and the scope, and we confirm that in the first conversation.
What does an engagement include?
Scope, deliverables, geography, timing and commercial terms are agreed for each engagement. It can be a single assessment or a longer involvement through planning, operating setup and launch.
How long does it take?
That depends on the property, the material available and the scope. We give a timeline when the scope is agreed rather than promising a fixed duration in advance.
Is the advice independent?
Advisory is delivered as consulting work in its own right. It does not require you to use Storeinn as operator, partner or investor afterwards, and we tell you when we think a project should not go ahead.
What is the next step?
Contact us with a short description of the property or project and what you want to decide. We will tell you whether we can help and what a first engagement would look like.
